An impressive and prestigious Scottish Palladian mansion house, Kinross House is available to hire for exclusive use. The House boasts a wealth of fine art, paintings, antiques and Scottish artifacts, many of which has been in the house for hundreds of years. Together with the sumptuous interiors and stunning location this makes for a truly rare guest experience.

Kinross House was built in 1685 and is the first neoclassical Palladian mansion ever built in Scotland. Described in Country Life Magazine as ‘the complete expression in stone of the Renaissance in Scotland’, the property was Sir William Bruce’s greatest masterpiece.

The House is located on the banks of Loch Leven and possesses one of the most historic views in Scotland with vistas directly across to Loch Leven Castle Island where, in 1567, Mary Queen of Scots was imprisoned and forced to abdicate. Scottish history has been made on this Castle Island with key people setting foot there including Robert the Bruce, Sir William Wallace, John Knox and King Robert II.

Mr Donald Fothergill’s purchase of Kinross House in 2011 heralded the beginning of a total renovation project of a magnitude that can only be described as a labour of love. The restoration work was completed in 2013 and the property was winner of the prestigious Historic Houses Association and Sotheby’s UK Restoration Award of the year. No expense has been spared to make this breathtaking property reflect Sir William Bruce’s vision for opulent entertaining which will only be seen and experienced by the few. It truly is a unique and regal place of unparalleled beauty, fit for a King!

The estate now comprises over 100 acres of formal gardens, woodland, Loch Leven Castle Island and Loch Leven (the largest loch in the Scottish lowlands). The area is of outstanding beauty and it was declared a National Nature Reserve (NNR) in 1964.

Ideally suited to host the ultimate exclusive use gathering, whether it be for a special family occasion or corporate event, Kinross House offers 14 bedrooms and The Coach House (an exquisitely converted stable block) provides a further 10 bedrooms. The Coach House also includes a very charming boutique Day Spa and picturesque courtyard garden complete with doocot and a walled kitchen garden.
