 
Bedrooms
21212 has four beautifully appointed large bedrooms with dedicated lounge areas. The rooms are split over two upper levels of the house and offer superb views over the gardens to the rear and stunning views across the city of Edinburgh to the front. On a clear day, guests in bedrooms 1 and 21 can see right across the Firth of Forth and beyond.
The facilities include ensuite bathrooms with either a free-standing bath and walk-in shower or a specially designed wet room. All bedrooms have flat screen plasma television, Internet connection and extensive storage spaces.
Each bedroom is designed with different themes and styles - designed to provide a relaxed, calming and elegant mood for guests. They are available seven nights a week.
 
Drawing Room
The Drawing Room on the first floor offers guests sumptuous surroundings and impressive views from the large Georgian windows across Royal Terrace and its gardens to The Firth of Forth and beyond. The room, lovingly restored by Paul and Katie, retaining many of the original fixtures and fittings as well as a few new contemporary touches.
Whether you are enjoying pre dinner drinks before dining in the restaurant, or staying as a guest in one of the four bedrooms, this light and airy space offers an inviting setting to unwind. |
